Why annual fire door inspections matter.
Fire-rated doors are part of a building’s passive fire protection system. They are intended to help compartmentalize smoke and fire, protect openings in rated walls, and give occupants and first responders more time during an emergency.
NFPA 80 requires fire door assemblies to be inspected and tested after installation and at least annually where the standard applies. For rolling steel fire doors and shutters, the 2022 edition added specific trained-technician requirements for periodic inspection and testing.

What the inspection helps verify.
The inspection is not just a paperwork exercise. It checks whether the door assembly can close, reset, and perform as intended when called on during a fire event.
Labels and components
Confirm visible labels, door condition, guides, curtains, fusible links, release devices, hardware, and other components that affect the listed assembly.
Drop testing
Where applicable, rolling fire doors are drop tested to verify controlled descent, full closure, proper reset, and readiness for emergency operation.
Documentation for AHJs, insurance files, and facility records.
Inspection records are part of the value of the service. A current inspection report gives facility managers a paper trail showing that fire-rated openings are being reviewed and maintained.

Why skipped inspections can create exposure
Missing or outdated fire door inspection records may become an issue during fire marshal/AHJ reviews, insurance underwriting or claim reviews, property management audits, and post-incident investigations. GDO cannot give legal or insurance advice, but current inspection records are a practical way to demonstrate a proactive maintenance and compliance program.
Common fire door inspection problems.
Painted or missing labels
Fire door labels need to remain visible and legible. Painted-over, missing, or damaged labels can create a compliance problem.
Damaged guides or curtains
Dented curtains, damaged guides, missing parts, or field modifications can interfere with the door’s listed operation.
Improper closing or reset
A rolling fire door must close fully and be reset properly after testing. Failed closure or failed reset requires correction and retesting.
Obstructions
Storage, equipment, shelving, or tenant use can block a door’s path and prevent the fire door from closing when needed.
Release-device issues
Fusible links, release devices, closing mechanisms, and alarm tie-ins need to be inspected for proper condition and operation.
No current records
Even if the door appears functional, missing inspection records can leave the building owner or manager unable to show compliance history.
